RERA & Regulatory Information

The Real Estate (Regulation and Development) Act, 2016 (RERA) was enacted to protect homebuyers and promote transparency in the Indian real estate sector. State Real Estate Regulatory Authorities register projects and agents and maintain public records.

What RERA covers

RERA generally applies to the development and sale of real estate projects (residential and commercial) where land is developed and offered for sale. Requirements vary by state. Key protections include project registration, disclosure of carpet area, escrow of customer funds, and timelines for completion.

How Prakriti Estates uses RERA data

• Agents may enter a RERA registration number on each listing where applicable.
• We encourage RERA-aligned descriptions and display of carpet/built-up area in sq. ft. as per listing details.
• We filter duplicate or obviously fraudulent content where possible but do not replace official registry checks.

Your responsibility as a buyer or tenant

• Verify the project and agent on your state RERA portal before paying booking amounts.
• Confirm approved plans, occupancy certificates (for ready units), and title documents with a qualified lawyer.
• For resale, RERA project registration may still matter for ongoing association obligations; check local rules.
• Rent/lease of individual units may fall outside project RERA in some cases; still verify ownership and society NOCs.

Registered real estate agents

Many states require agents to register under RERA. Ask your agent for their registration number and validate it on the state website. Prakriti Estates account roles identify platform users but are not a substitute for government registration.
